THE BUYING PROCESS

CONSULTATION & PRE-APPROVAL

Meet with your Real Estate Agent to discuss goals, timeline, and criteria. Review qualified lenders and obtain a pre-approval letter.

HOUSE SEARCH

Your Agent will narrow down options for your review. Once you decide which property is right for you, we’ll tour homes before you decide which one you want to make an offer on.

MAKE AN OFFER

Negotiate the offer and get accepted! Contingent on inspection.

ESCROW

Once your offer is accepted, your contract is considered “executed”. You will submit earnest money and option funds into escrow.

HOME INSPECTION

Discuss results, see if any repairs are needed, and decide if you want to move forward.

APPRAISAL & TITLE SEARCH

The lender will order the appraisal and start the process of underwriting the loan.

CLOSING

You will do a final walkthrough of the property and sign the closing documents. Congratulations, the keys are yours!

Unless you plan on paying with, cash, the first step to purchasing a home is determining how much you can afford and getting a pre-approval letter from your lender. Having your pre-approval letter in hand before we start searching will save us time and make sure we don’t miss out on the perfect opportunity.

An ideal down payment in the eyes of a lender is 20% of the home’s purchase price. By putting down 20%, you don’t have to pay private mortgage insurance (PMI). Putting 20% down can also make you a more attractive borrower. But depending on the price of the home, 20% could be out of reach. In fact, most first-time homebuyers put down less than 10%. FHA loans allow down payments as low as 3.5%. And some Veterans Affairs (VA) mortgages allow for no down payment.

That’s up to you! There’s no magic number, but technology has allowed home buyers to look at hundreds of homes in a matter of hours. For sure, home shopping is easier today than ever before. For example, the ability to view homes virtually has completely changed the home buying game. Convenience is at an all-time high. But, nothing beats visiting a home to see how it looks and ‘feels’ in person.
My advice: Go easy on yourself trying to view 20 or 30 homes online. That’s information overload, anyway. View three to five homes in a day, and if nothing jumps out, take a breather and start again another time.

This can depend on your loan type, the health of the housing market, and if everything goes as planned….But typically the average is 30-45 days.
